The timeline is driven by three things: the valuation method, the legal process, and the speed at which all parties respond. Each can be compressed or stretched significantly.

The three stages of a bridging loan

Stage 1: Credit assessment and offer (1–3 days)

From the moment you make an enquiry to the point you receive a formal credit offer, most direct bridging lenders take 1–3 working days. Delays at this stage are usually caused by incomplete information — missing property details, unclear exit strategy, or a borrower who has not yet instructed solicitors.

Stage 3: Legal completion (3–15 days)

What typically slows things down

Waiting for a full RICS valuation. If you need 75% LTV, a physical inspection is non-negotiable. Surveyor availability varies — in some postcodes and at certain times of year, appointments are available within 2 days; in others, the wait is over a week.

Local authority search delays. Some councils are chronically slow. If speed is critical, instruct your solicitor to use a no-search indemnity from day one rather than waiting to see how long searches take.

Incomplete documents from the borrower. Every day a lender or solicitor spends waiting for a missing document is a day added to the timeline. Have your ID, proof of address, property details and exit strategy documented before you make the first call.

Slow solicitors. Bridging lenders with fast in-house processes are regularly slowed by conveyancers who are not experienced in bridging timelines. Instruct a solicitor with bridging experience who understands that 5-day deadlines are real.

Committee credit approval. Some lenders cannot issue a credit decision without a formal credit committee review — which may only convene weekly. Direct lenders with delegated authority can approve the same day.
