What is a Bridging Loan?

A bridging loan is a short-term secured loan used to bridge a gap in funding — typically 3 to 24 months. Unlike a mortgage, it completes in days rather than months, making it the go-to tool for property investors, developers and businesses who need to move fast.

The loan is secured against property — residential, commercial or land — and repaid in one bullet payment at the end of the term. There are no monthly payments: interest is either retained (deducted upfront from the advance) or rolled up (added to the loan and repaid at exit).

AF Credit provides unregulated bridging finance only — meaning the security property cannot be your main residence. We lend to property investors, developers, limited companies, SPVs and partnerships across England and Wales.

When do people use bridging loans?

Open vs closed bridging loans

A closed bridge has a defined exit date — for example, the completion date on a property sale already exchanged. A open bridge has no fixed repayment date within the agreed term. Open bridges typically attract a slightly higher rate due to the exit uncertainty. All AF Credit loans have a maximum term of 24 months.

First and second charge bridging

A first charge bridge is taken where there is no existing mortgage — the bridging lender holds the primary security. A second charge sits behind an existing mortgage. AF Credit lends on a first charge basis in most cases. Second charge cases are considered where appropriate — use the quote form above and we will confirm during our credit review.

How Much Does a Bridging Loan Cost?

Bridging loan costs differ from mortgages. Because terms are short, interest is usually measured monthly rather than annually. There are also several fees deducted from the gross advance. Our instant quote tool above calculates every cost and shows you the exact net advance before you submit.

What is the difference between a bridging loan and a mortgage?
A bridging loan is a short-term (3–24 month) secured loan designed for speed. It completes in days, carries no monthly payments, and is repaid in one bullet at the end of the term — typically from a sale or refinance. A mortgage is long-term (15–35 years), structured for monthly repayment, and takes weeks or months to arrange. Bridging loans are more expensive per month but allow you to move quickly on property opportunities where a mortgage is too slow.
How quickly can I get a bridging loan offer?

Full legal completion typically takes 5–14 days depending on solicitor speed and valuation type.
What does "net advance" mean?
The net advance is the amount that actually lands in your account on day one. It is the gross loan minus retained interest (deducted for the full term), minus the arrangement fee, legal fee and administration fee. Our quote tool works backwards from the net advance you need — so you enter what you want to receive and we calculate the gross loan required to deliver it.
Is this quote a real loan offer?
The online quote is an indicative illustration only. It shows likely terms based on the information you enter. A formal credit-approved offer requires our underwriting team to assess the property, title, exit strategy and borrower profile. We typically issue formal terms the same day you submit your enquiry — free and without obligation.
What LTV can I borrow up to?
Up to 75% LTV on clean credit. Up to 70% LTV with adverse credit such as satisfied CCJs, missed payments or defaults. LTV is calculated against the open-market value of the security property.
Can I get a bridging loan with bad credit?
Yes. AF Credit considers borrowers with adverse credit history including missed payments, satisfied CCJs and satisfied defaults. A small rate premium may apply and maximum LTV is 70%. Cases involving IVAs are reviewed individually. Undischarged bankruptcy is not considered.
Can I get a bridging loan for an auction purchase?
Yes — this is one of the most common uses of bridging finance. When you win a lot at auction, you typically have 28 days to complete. A standard mortgage cannot complete in time, so a bridging loan is used to complete the purchase. AF Credit can issue terms the same day and work with your solicitors to meet the auction deadline.
What properties do you lend against?
Residential investment property (houses, flats, HMOs, MUFBs), commercial (offices, retail, industrial), semi-commercial, land with or without planning, and specialist assets including uninhabitable and derelict properties across England and Wales. We do not lend on properties that would fall under FCA regulation — i.e. where the security is the borrower's main residence.
Is there an early repayment charge?
No early repayment charge. However, a minimum of three months' interest applies regardless of how early you exit. An exit fee equal to one month's interest is also payable on redemption.
