Terms of Use

The terms on which you may use this website.

Last updated: 21 July 2026

1. About these terms

These terms govern your use of af.credit (the "website"), operated by AF Credit, a trading style of Chammosair Limited, registered in England and Wales (Company No. 15786496), registered office 4 Capricorn Centre, Cranes Farm Road, Basildon, Essex, SS14 3JJ. By using the website you accept these terms. If you do not agree with them, please do not use the website.

2. No offer, no advice

Nothing on this website constitutes an offer, commitment or guarantee to lend, nor financial, legal, tax or investment advice, nor a recommendation of any product. All products, rates and indicative terms shown are illustrative, subject to formal underwriting and credit approval, and may be withdrawn or varied at any time. The availability and terms of any loan are at the sole discretion of AF Credit.

Bridging loans are credit agreements secured against property. Your property may be repossessed if you do not repay your loan within the agreed term. You should take independent legal and financial advice before entering into any credit agreement.

3. Unregulated lending

AF Credit does not provide regulated mortgage contracts, regulated consumer credit agreements, or financial advice. We lend exclusively to businesses and property professionals on an unregulated basis. Where a regulated product may be required, we will refer you to an FCA-authorised and regulated lender or broker; such referrals are made on an introductory basis only and AF Credit accepts no responsibility for advice or services provided by any third party.

4. Accuracy of information

We take reasonable care to keep the content of this website accurate and up to date, but we make no warranty that it is complete, accurate or current at any given time. Rates, criteria, timescales and worked examples are illustrative and may not reflect the terms available for your specific circumstances. Content does not take account of your individual situation.

5. Intellectual property

Unless stated otherwise, we own or licence the intellectual property rights in the website and its content, including text, images, logos and design. You may view, download and print content for your personal or internal business use. You may not republish, reproduce or commercially exploit any content without our prior written consent.

6. Acceptable use

You must not misuse the website — including introducing malicious code, attempting unauthorised access, scraping content at scale, or using the website in breach of applicable law. We may suspend or terminate access for misuse.

7. Third-party links

Where the website links to third-party websites, those links are provided for information only. We have no control over, and accept no responsibility for, third-party content or services.

8. Liability

To the fullest extent permitted by law, we exclude liability for any loss or damage arising from use of, or reliance on, this website or its content. Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law. Use of the website is not a substitute for professional advice.

9. Privacy

Personal data submitted through or in connection with this website is handled in accordance with our Privacy Policy and Cookie Policy.

10. Changes and governing law

We may amend these terms at any time — the version published on this page applies. These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising from them.
